About the role
Reporting to the Facilities Manager (Blyth), the role has responsibility for the delivery of effective and efficient preventative and reactive maintenance, repair and project support to all electrical building services, electrical / electronic systems and equipment under the control of the Estates and Facilities function at the Blyth site, as part of the FM Operations Team. This includes:
Planned Preventative Maintenance (PPM)
Perform PPM activities and maintain a high level of SLA compliance >90% – coordinating with end user for equipment access.
Work with Facilities Operations Team to ensure routine checks and maintenance activities are conducted and recorded correctly in in the specific time.
Reactive Maintenance & Repair
Perform reactive maintenance & repair activities and maintain a high level of SLA compliance >90% - coordinating with end user for equipment access.
Liaise with external suppliers and specialists to fault find and support equipment reliability.
Ensure full and timely reporting of all major breakdowns, significant problems, repair.
Attend meetings to provide technical support on breakdowns or work arounds when equipment has failed – dates for when countermeasure will be put in place and improved Maintenance techniques.
Project Support
Undertake Project work which will involve machine moves, installations, upgrades, and improvements.
Continuous Improvement
Utilize root cause analysis and complete breakdown reports to determine root cause and put forward to Electrical Systems Manager (ESM), suggestions for modified maintenance strategies to improve reliability.
Identify and implement Projects to increase energy efficiency, sustainability, reliability, and uptime.
Review processes, procedures, systems, paperwork, etc. in own area and make suggestions for improvement.
Participate in training and development opportunities to keep knowledge abreast with technology.
Assist with mentoring, training and guidance of apprentices and other members of staff as required.
Adminstration & Record Keeping
Maintain records of all Maintenance work – In-house breakdowns, corrective work and external contracted work from OEM suppliers and specialists – utilize the CAFM system to ensure records and history is updated frequently and following all work.
Set up spares system for new and existing equipment, preventative maintenance records and routine user checks for FM operation team.
Control electrical spares for area of responsibility – sourcing, ordering, and organizing and storing. – this includes commonly used or long lead times spares which can be controlled with this method.
Provide any details of any new equipment to ESM.
Take responsibility for 6S and housekeeping in own workshop and other areas shared areas by rota – 6S target >85%.
Other
Ensure all work is carried out to H&S standards – Lock out tag out (LOTO), Permit to work (PTW) for both Contractors and Draeger personnel, all equipment requiring PSSR inspections are coordinated to ensure compliance within inspection date.
Provide out of hours maintenance support on call by rota. On call (by rota) 365 days of the year as part of a 4–5-person team.
Occasional offsite travel to visit equipment providers, training, or equipment inspections.

Manager - Facilities Manager (Blyth) – administratively
Electrical Systems Manager - professionally
Size of team/environment - Part of a 13 person UK Estates & Facilities Management team and specifically, part of a 7 person FM Operations team based at Blyth.
Role Requirements
Education/Qualifications
Minimum Level 3 NVQ diploma in installing Electrotechnical Systems & Equipment (Buildings, Structure and the Environment), or; Completion of a Level 3 electrotechnical apprenticeship in Electrical Installation.
H&S Qualification - IOSH preferred.
IEE 18th edition required.
Desirable
City and Guilds 2377 (Portable Appliance Testing) required.
City and Guilds 2330-07 Certificate in Electro-technical Technology - Installation (Buildings and Structures) or City and Guilds 2330-08 Certificate in Electro-technical Technology - Electrical Maintenance are desirable.
Related Experience
Extensive knowledge and experience of carrying out electrical installation and maintenance in a facilities/building service environment.
Knowledge of current regulations and standards relevant to electrical / electronic building services and systems.
Desirable
Experience of working with VSS, IDS, Fire Detection and BMS systems.
Experience of working within Safe Systems of Work and use of LOTO and Permit to Work systems
Skills, Special Competencies
Able to work on own initiative.
Ability to adhere to strict deadlines.
